Local businessesReal estate agents playbook

Be the agent people find when they research the neighborhood

Portals own listing searches, but nobody owns 'what's it like to live in [neighborhood]' as well as a local agent can. Outpost builds hyperlocal guides on your website and holds every draft for your review before it publishes.

01 · DISCOVERY

How customers find you

Buyers browse listings on Zillow, Realtor.com and brokerage sites, and agents often meet them through those portals or open houses. The bigger source is relationships: past clients and referrals from friends, which is why a sphere newsletter matters. Online, people researching a move search neighborhood, school-district and cost-of-living questions, and that research content is where an individual agent can outrank portals.

The buying journey

Months of browsing listings, neighborhood research, then interviewing one or a few agents, usually someone referred or met through content or an open house. Since the 2024 NAR settlement, buyers working with MLS participants sign a written buyer agreement before touring, so trust needs to exist earlier.

What real estate agents aim for

  • More listing appointments and buyer consultations from your farm area
  • Ranking for neighborhood and relocation research searches
  • Strong, review-rich Zillow, Realtor.com and Google profiles
  • A sphere that remembers you when they or a friend move

02 · CHANNELS

Channels, ranked by what matters most

Ranked 5 (essential) to 1 (optional) by the research for this industry.

  1. Neighborhood and relocation guides

    Essential

Guides with your own photos, commute notes, local businesses and recent sales context rank for 'living in [neighborhood]' searches portals cover thinly. Describe places, not who lives there, to stay within Fair Housing rules.

  2. Sphere newsletter

    Essential

Repeat and referral business is central for most agents. A monthly, genuinely useful local update keeps you remembered when someone in your sphere moves.

  3. Zillow and Realtor.com agent profiles

    High

Both offer free agent profiles with reviews and sales history; Realtor.com says complete profiles rank higher in its agent search.

  4. Google Business Profile

    High

Agents can maintain a profile for 'realtor near me' searches. Follow Google's eligibility rules and hide the address if you don't meet clients at an office.

  5. Short video tours and market updates

    Medium

Walkthroughs and 'what $500k buys in [town]' videos on YouTube and Instagram show local knowledge and get reused on guide pages.

06 · AVOID

Common mistakes

  1. Describing who lives somewhere

The Fair Housing Act bars ads that indicate a preference based on protected classes, including familial status. Describe homes and amenities ('walk to the park'), not people ('perfect for young families').

  2. Skipping the housing ad category

Meta requires housing ads to run under a Special Ad Category with limited targeting. Running them without it can get ads rejected.

  3. Duplicate IDX pages as your 'content'

Listing feeds appear on thousands of sites. Your own neighborhood guides, photos and commentary are what can rank.

  4. Stale market updates

A 'market update' from two years ago signals an inactive agent. Date your updates and refresh or retire them.

  5. Keyword-stuffed profile names

'Jane Smith Best Realtor Austin Homes' violates Google Business Profile naming rules and risks suspension.

07 · WHAT OUTPOST DOES

How Outpost helps

  • Writes neighborhood and relocation articles for your farm area in your voice

  • Checks every claim in what it drafts against the facts you confirm; you can hold every article for review before it publishes

  • Audits your website for titles, structured data, mobile setup and broken links, and lists the fixes

  • Tracks whether AI assistants name you for 'best agent in [neighborhood]' and neighborhood questions

  • Outpost doesn't manage listing portals, map profiles or newsletters for agents; it covers your website, articles and AI answers

Every action Outpost takes gets a receipt: the live URL, a timestamp and what it drove, or “nothing yet”.See how receipts work

08 · QUESTIONS

Frequently asked questions

Can an individual agent outrank Zillow?

Rarely for listing searches, but often for neighborhood research, relocation and process questions, where your local knowledge beats generic portal pages.

How long does real estate SEO take?

Neighborhood guides typically take months to rank and keep working for years if you refresh them. Profile and review improvements show up faster.

What does the NAR settlement change for marketing?

Since August 2024, MLS participants working with buyers need a written agreement before touring, and offers of compensation aren't made through the MLS. Clear explainers on buyer agreements in your state are useful content.

Can I say a neighborhood is 'great for families'?

Avoid it. Familial status is a protected class under the Fair Housing Act; describe features like parks or school district boundaries factually instead.

Do I need Premier Agent or paid leads?

No. Free profiles, guides and a sphere newsletter work at $0 extra spend; paid leads are optional.

Is Outpost available for agents today?

Outpost's campaigns are built for SaaS, apps and games. For an agent, it covers your website, articles and AI answers today; it doesn't manage listing portals, map profiles or newsletters. This page lays out the playbook so you can run the rest yourself.
